A French energy distributor chooses SpinalCom to equip its new headquarters.

This energy distributor chose to work with SpinalCom and Videlio to deploy a static and scalable digital twin. This project aimed to optimize building management while maximizing space usage.

THE BACKGROUND 

A French energy distributor recently relocated its headquarters to a tertiary building of nearly 30,000 m² spread across 8 floors. This ultra-modern site includes 90 furniture pods, 56 huddle rooms accomodating 3 to 4 people, 123 meeting rooms accomodating 6 to 14 people, and 10 complex spaces.

In a context where digitalisation plays an increasingly important role in operational efficiency, the Client  wanted a centralised, reliable and scalable data management solution to maximise space utilisation and ensure optimal building management.

To meet this ambition, the Client called upon the expertise of SpinalCom, a pioneer of the Building Operating System (BOS) technology, and Videlio, a well-known French system integrator, to implement a BOS capable of converging all building data and enabling intelligent management of the facility.

THE PROJECT SCOPE

The main objectives of the project were to centralize and make actionable all building space data in order to optimize utilisation and streamline operating costs. This included in particular:

  • The creation of an operational 3D digital model integrating all fit-out and structural elements of the building to provide a complete and accurate overview.
  • The implementation of a centralized data management solution enabling future developments (integration of room booking systems, BMS, etc.).
  • The creation of a unified and intuitive interface for operators, bringing together all the information needed for effective space management.

THE SOLUTION

Videlio worked closely with SpinalCom to meet the client’s expectations, namely processing building data through the implementation of a digital twin. The solution proposed to the client is based on a system enabling all building data to be visualized on a 3D model.

The implementation took place in several stages in order to deliver a turnkey SaaS solution for the client. Although modern, the building did not have a usable BIM model. The first phase of the project therefore consisted of creating a BIM model dedicated to facility operations. This model incorporates essential and detailed information about the building’s structure, such as room typology, partitions, and so on.

The occupancy frameworks were then integrated, including space allocation information divided into workstations, shared rooms and collaborative environments.

The third stage involved setting up the digital twin linked to the model, built on an asynchronous graph database. Unlike conventional relational databases, this structure makes it possible to handle complex relationships between systems in a faster and more intuitive way, while providing a unified and future-oriented approach with the ability to integrate AI services, for example.

A single source of truth was then designed to harmonize access to information across different departments, thereby facilitating the use of data through a shared interface.

The Videlio teams then implemented a geo-contextualised Executed Works Information System (EWIS). It simplifies the search for documents associated with the various systems that equip the entire building.

Following these different phases, the digital twin was enriched with various information, starting with furniture (tables, chairs, cabinets, screens and monitor arms per workstation, etc.), followed by IT systems (AV/LAN/Wi-Fi/IoT/Workspace IT), in order to achieve a complete and accurate representation of the infrastructure.

Thanks to the “Inventory” feature of SpinalWall, the all-in-one platform developed by SpinalCom to simplify real estate management, it is possible to easily carry out comprehensive and accurate inventories of all furniture, equipment and spaces.

Finally, software applications and dashboards were installed to simplify access to data and enable analysis without the need for complex software.

“Nowadays, all buildings have a large amount of data (both static and dynamic), which is managed by multiple systems that make it difficult to use effectively. A solution like SpinalCom’s provides a global overview, enabling operators to access both targeted and comprehensive insights.”

THE RESULTS

A shared understanding of the challenges among the various stakeholders was a key factor in the success of this project. The recognised technological expertise of both Videlio and SpinalCom made it possible to deliver the solution within a tight timeframe of four months.

Furthermore, the scalability of the SpinalCom solution ensures that the system is perfectly suited to integrate future functionalities such as room booking, BMS integration, security, predictive maintenance, and more.

Thanks to the implementation of this scalable static digital twin, the client company now benefits from a sustainable, flexible, and future-oriented solution that provides optimized management and an enhanced user experience. With the deployed digital twin in place, the client is now able to move toward AI-ready services.
