What is BIM for O&M?
BIM for O&M (BIM for Operations & Maintenance Management) refers to the use of the digital twin during the operations phase of a building. It is not a simple 3D model, but a living, connected, regularly updated system that centralizes all building data: plans, equipment, sensors, interventions, technical documents, and usage history.
In practice, BIM for O&M allows you to visualize a building as a dynamic digital twin accessible from a web browser. Every door, piece of equipment, space, or sensor is represented in a structured way. The manager can track maintenance, occupancy, consumption, or trigger actions.
How does BIM for O&M work?
The operation is based on three elements: data, the digital model, and connected applications..
- Data comes from the systems in place: BMS, IoT, sensors, CMMS, technical files. It is aggregated via a Building Operating System such as SpinalCore.
- The digital model is structured from an enriched BIM model, then connected in real time to field data. It becomes a unique, always up-to-date reference system.
